Grand Kansas Nearing Completion

Nearing completion, Grand Kansas features 31,000 SF of creative office space on 1.55 acres of land. This visually dynamic project consists of two buildings encompassing 13,000 SF and 18,000 SF. The exteriors consist of a thin veneer of salvaged brick from an old train depot, installed over a concrete tilt-up structure. The exposed structural steel members are painted with a rust inhibitor paint to give a unique rusted steel look to the building, which accents the polished and stained concrete floors throughout. All finishes create modern architectural charm in the heart of El Segundo’s established ‘incubator district’; a creative hub for small technology, entertainment and other creative businesses.

The buildings boast 16 foot metal ceilings on the 1st floors and exposed glulam bow truss ceilings on the 2nd floors. Operable windows and skylights are ubiquitous throughout offering an abundance of natural light. Similarly, the glass roll-up doors installed promote collaboration with blending indoor and private outdoor spaces. The office specific patio areas are fenced with green screen, covered with lavender trumpet vines for privacy.

Further amenities include electric vehicle car charging stations, exterior walkways with Mangaris wood railings, bike racks, showers, and changing areas encouraging alternate transportation. This creative work space is an exciting addition to El Segundo’s Smoky Hallow area..
