1190 Zephyr Avenue represents a successful transformation of a former industrial property into a modern life science and research facility in the heart of Hayward. Developed by Tarlton Properties and designed by DES Architects + Engineers, this adaptive reuse project delivers nearly 48,000 square feet of state-of-the-art space tailored to the needs of biotechnology and R&D tenants.

Located within the growing Hayward–Union City Life Science Campus, the two- story steel-frame building features upgraded infrastructure including 2,500 amps of 277/480V power, 300 kW electrical capacity, and clear heights of 13’2” on the first floor and 11’6” average on the second. With 112 parking spaces and a mixed-use zoning designation, the site is positioned to support a range of high-tech tenants.

The redevelopment effort retained the building’s industrial framework while modernizing its core systems, enhancing flexibility, and enabling specialized lab and office buildouts. Its strategic location—close to major transportation corridors and neighboring biotech firms supports innovation through accessibility and community synergy.
