30680 Huntwood Avenue is a newly renovated life sciences facility located in Hayward, CA, developed by Tarlton Properties and designed by DES Architects + Engineers. As part of the broader Hayward–Union City Life Science Campus, this 47,100-square-foot project combines targeted tenant-ready improvements with shell space flexibility to support the evolving needs of biotechnology and R&D tenants.

The scope included the renovation of an existing 47,000-square-foot industrial building, with 17,000 square feet of newly built-out market-ready lab and office space. The remaining 30,000 square feet was delivered as warm shell, designed to accommodate future tenant improvement buildouts. The facility also received a new, visually striking entry portal featuring aluminum composite metal (ACM) panels and a glass canopy to elevate the architectural identity of the building.

Additional construction scope included:
• Full roof replacement and upgrades
• Site and accessibility improvements
• New mechanical and electrical systems to support lab conversion
• Enhanced HVAC capacity totaling 177.5 tons
• A 2,500-amp, 277/480V electrical service and 300 kW power capacity
• Installation of 16 electric vehicle charging stations

With a 25-foot clear height and robust building systems, the facility is fully equipped to meet the demands of modern life science operations. Conveniently located near the South Hayward BART station and major transit routes, 30680 Huntwood Avenue offers strategic proximity to UC Berkeley, Stanford University, and the larger Bay Area innovation corridor.

This project reflects a successful transformation of a legacy asset into a high-performance, future-ready research facility—combining thoughtful design, technical execution, and long-term flexibility for life sciences growth.
