4055 Bohannon is a transformative adaptive reuse project that reimagines a former industrial warehouse into a state-of-the-art, all-electric life science facility. Developed by Helios Real Estate Partners and designed by DES Architects + Engineers, the project is strategically located within Menlo Park’s burgeoning life sciences corridor, adjacent to Stanford University.
Structural Transformation: Comprehensive renovation of the existing 37,800 SF structure, including the addition of floating mezzanines in each suite to maximize usable space.
Natural Light Integration: Installation of skylights and large windows throughout the facility to enhance natural lighting and create an open, inviting environment.
Modern Infrastructure: Upgrade to a 2,500-amp, 277/480V electrical service to support advanced laboratory operations, along with a 500kW backup generator.
HVAC Enhancements: Implementation of a 120-ton cooling system and 100% outside air for lab areas, ensuring optimal environmental conditions for research activities.
Laboratory Features: Equipped with 6’ fume hoods, phenolic resin countertops, flammable and acid storage base cabinets, and 132 lab benches with 1,000 lb capacity and epoxy countertops.
Safety and Compliance: Inclusion of multiple eye wash stations, scullery sinks, casework, and compressed dry air (CDA) at lab benches to meet stringent safety standards.
Accessibility and Amenities: Provision of bike storage facilities, 10 electric vehicle charging stations, and immediate access to the Menlo Park Caltrain shuttle, promoting sustainable transportation options.
Exterior Aesthetics: Construction of a new entry portal featuring aluminum composite metal (ACM) panels and a glass canopy, enhancing the building’s visual appeal and street presence.
