Adult Rehabilitation Center Opens in Otay Mesa

“Doing the Most Good.” – The Salvation Army

After 40 years in downtown San Diego, the city of Otay Mesa welcomed The Salvation Army Adult Rehabilitation Center – its newest non-profit facility with an official ribbon cutting and welcome dedication with Mayor Todd Gloria and Council member Vivian Moreno. The brand new 45,000 SF facility is one of the largest adult rehabilitation centers for the Salvation Army on the west coast and provides treatment for alcohol and drug addiction for up to 120 men. The structured program provides accommodations, shelter, nutritious meals, job training, and counseling services. The facility includes administrative offices for staff, a library and classroom space, over 18,000 SF of residential space, laundry room, kitchen and dining area and outdoor sport courts for basketball and bocce ball.

 

Adjacent to the rehabilitation center is an 85,000 SF warehouse industrial building that will serve as a donation center. The project team included Murphy Development Company and Pacific Cornerstone Architects.

Lusardi Named One of the Top 400 Contractors in the U.S.

In August of 1964, Engineering News Record magazine introduced its first roundup of the 400 Largest Construction Contractors. Throughout the past half century the Top 400 has become a matter of pride and competition amongst Construction Contractors. The list, based on contracting revenue, has recognized Lusardi Construction Company as #379 on the 2021 list.

transcenDANCE Youth Arts Projects Offers Dance Classes in Brand New Studio Space

Recently completed in Lemon Grove is the new transcenDANCE renovation! The 2,000 SF studio consisted of tenant improvements to an existing ground level space beneath an affordable housing project. 

 

Interior finishes, along with mechanical and electrical upgrades were added to the space to create an open, light filled area for the non-profit organization. To hide the overhead utilities, the team incorporated triangular shade sails while still keeping the flexibility of the industrial look and feel.

The team held many coordination meetings (virtually, of course) to pick just the right finishes for the space, as this will serve as their first permanent home in the non-profit’s history. Glenn Davis worked successfully with Patricia and Catherine of transcenDANCE to get their vision just right, all while not disturbing the apartment units above the space or neighboring businesses. We are thrilled that transcenDANCE picked Lusardi as their construction partner on this project.”

Del Rey Campus is Complete

The Del Rey Crossing project consists of (3) concrete tilt-up two story buildings offering prospective tenants 150,000+ SF of flexible and open floor space that can be customized to meet tenant needs and is marketed as creative office space. The project is setup as a campus with the buildings and the 589 stall 5 level parking garage all on the perimeter creating a campus atmosphere and layout. The buildings feature high exposed clerestory ceilings as well as balconies and patios. The parking garage includes an amenities center with fitness equipment locker rooms and showers. The campus courtyard also features a large fireplace, yoga deck and barbecue area. 

 

“As in any new area or district it always seems to come with its own set of challenges. However I do not think any of us were prepared for what LA had to offer. We have had 60+ permits on this project that we have had to pull and close throughout the course of construction and are still wrestling with closing the remainder of these out for final completion. LA requires a separate permit for each building address then supplemental permits for each trade associated with that address. On top of that there are a dozen or so local agencies that all have jurisdiction that also require specific permits and their own inspection processes. The project has been a testament to Ron Davis’ abilities to track these items, deal with the constant surprises and maintain the project completion dates for all items that were not impacted by delays due to the various public agencies.”

Warner and Debbie Lusardi Donate $25 Million to Scripps Memorial Encinitas

Largest gift in Scripps Encinitas history will fund new hospital tower and pulmonary institute

 

ENCINITAS, Calif. – Philanthropists Warner and Debbie Lusardi of Rancho Santa Fe have given Scripps Memorial Hospital Encinitas the largest donation in its history, a $25 million investment to help fund a new acute care hospital tower and pulmonary institute that are cornerstones of the hospital’s master plan.

 

 “We are immensely grateful to Warner and Debbie Lusardi, whose historic gift will have a truly transformative impact on the region’s health care for generations to come,” said Chris Van Gorder, president and chief executive officer of Scripps Health. “This investment will provide North County residents with expanded access to the high-quality, compassionate health care they have come to expect from Scripps Encinitas.”

 

 Lusardi Tower

 

The new hospital building, to be called Lusardi Tower, will be a three-story, 224,000-square-foot facility that will offer abroad range of patient care services. It will include 64 inpatient beds that will be used for a variety of clinical needs, including medical-surgical care, intensive care and progressive (or intermediate) care, as well as additional operating suites.

 

Scripps expects site work to begin at the hospital in early 2022, with the first phase of Lusardi Tower expected to be open for patient care in 2025. The tower will be situated between the existing main hospital building and the Leichtag Foundation Critical Care Pavilion.

 

All patient rooms in Lusardi Tower will be private and will offer abundant natural light. Each room will be designed with ample space, giving patients a more comfortable environment and caregivers more space to efficiently deliver care. Lusardi Tower will include the latest in wireless health technology and advanced digital monitoring and telemedicine capabilities.

 

Lusardi Pulmonary Institute

 

Lusardi Tower also will be home to the new Lusardi Pulmonary Institute, which will provide the full spectrum of patient care for respiratory conditions. The institute will expand on the hospital’s existing state-of-the-art interventional pulmonary medicine program, including the early detection of lung cancer, minimally invasive diagnostic lung biopsy, thoracic surgery and treatment of asthma, chronic obstructive pulmonary disease and sleep-related disorders. It will provide the complete continuum of inpatient and outpatient care, including prevention, diagnosis, treatment, rehabilitation and research.

 

“An investment of this magnitude will allow us to take a significant step forward for our patients, their families and the entire caregiving team, making Scripps Encinitas a top destination for health care,” said Scott Eisman, M.D., physician chief operating executive at Scripps Encinitas. “We’ve seen demand for health care services increase steadily over the past decade at Scripps Encinitas, and with continuing population growth expected, it’s critical that we take steps now to prepare for the future.”

 

Master plan highlights

 

Lusardi Tower and Lusardi Pulmonary Institute are key components of the second and final phase of a master plan that is well under way at Scripps Encinitas. Another phase-two project, a three-story, 68,000-square-foot medical office pavilion located on the northernmost portion of the hospital campus, is currently under construction, with completion expected next year.

 

Phase one of the hospital’s master plan was completed in 2016. It includes the Leichtag Foundation Critical Care Pavilion, which offers an emergency department and a medical-surgical unit.

 

Lusardi’s legacy of giving

 

Warner and Debbie Lusardi have a long history of supporting Scripps Encinitas and the entire Scripps Health system. They helped launch Scripps Encinitas’ current fundraising campaign with a $1.1 million gift. An additional $65,000 in donations by the Lusardi’s enabled the hospital to upgrade its operating rooms and acquire two separate pieces of diagnostic technology to detect respiratory issues and bladder cancer.

Beyond Scripps Encinitas, Warner and Debbie Lusardi donated generously to support the Prebys Cardiovascular Institute and the Scripps Whittier Diabetes Institute.

Award Winning – The Plunge Pool and Fit Athletic Club

The Plunge, inside Belmont Park, opened in 1925 as a Natatorium.  Originally a 60’ x 175’ saltwater swimming pool being directly feed from the ocean, the Plunge has since been a staple of not only the Mission Beach community but also the San Diego community. Most of the residents within San Diego will tell you that they learned how to swim at The Plunge. The historical significance can still be seen at The Plunge today. The mosaic tile within the pool is an exact replica of the tile that was used in 1925. The Arches on the North, East and West sides are replicas of original precast arches that not only tie The Plunge back to its origin but also a majority of historic San Diego.

 

The aquatic facility most recently closed its doors in 2014 due to unsafe conditions. Originally planned was a repair effort to bring the facility back to an operable condition but due to cost escalations the project was turned into a complete reconstruction. Due to the harsh environment (being within 100 yards of the ocean) the building was designed for two separate climate conditions. The Plunge, for all construction and design related purposes considered exterior. This meant the structure and finishes were all designed to be anticorrosive. Aluminum was utilized for all of the structural components, stainless steel and glass was utilized for the majority of the interior finishes.  The FIT addition was designed with positive pressure to ensure that when doors were opened and occupants are moving from one area to the next, any chlorine and salt air would be minimized from entering.

 

The new construction consisted of an aluminum ‘Open Aire’ structure complete with operable windows at 8’ above finished floor throughout the perimeter.  A retractable roof works in tandem with the mechanical system to bring fresh air into the Natatorium and maintain the set point temperature desired by the operator. FIT was brought in to design and operate the high end fitness facility attached to The Plunge. FIT has incorporated two levels of mezzanines within The Plunge that will be used for group fitness and cardio. These mezzanine rooms within FIT are also equipped with vertical lift windows that can open to allow for a grand view and experience while exercising. The South end of the gym was fitted with a glass railed roof top courtyard equipped with a turf field for yoga or a group fitness which has vast views of South Mission Beach.

 

The award-winning project received numerous accolades from the design and construction community including the prestigious Orchid Award for Interior Design by the San Diego Architectural Foundation. The annual Commercial Real Estate Awards included The Plunge in the Best Public Project award category.
