Afer 40 years in downtown San Diego, the city of Otay Mesa welcomed The Salvation Army Adult Rehabilitation Center – its newest non-profit facility with an official ribbon cutting and welcome dedication with Mayor Todd Gloria and Council member Vivian Moreno. The brand new 45,000 SF facility is one of the largest adult rehabilitation centers for the Salvation Army on the west coast and provides treatment for alcohol and drug addiction for up to 120 men. The structured program provides accommodations, shelter, nutritious meals, job training, and counseling services.
The facility includes administrative offices for staff, a library and classroom space, over 18,000 SF of residential space, laundry room, kitchen and dining area and outdoor sport courts for basketball and bocce ball. Adjacent to the rehabilitation center is an 85,000 SF warehouse industrial building that will serve as a donation center.
The project was comprised of a new single-story, 93,467 square foot industrial building situated on a 5.86-acre site. The unique shape of the in-fill parcel required special site engineering and a design that maximized the building footprint while providing for the necessary parking. The building shares common access with an existing Costco store.
The project is located in a high-visibility location, surrounded by public roads on all sides. It was critical that the design of the structure was aesthetically appealing for the neighborhood including the public landscaping, trails and lighting for residents across the street.
The existing steep slopes required innovative civil engineering solutions to the grading challenges. This included placing a large flat foundation maximizing the square footage of the building and parking for future tenants.
The development of the Siempre Viva Business Park (SVBP) began in 1999 and is an ongoing 116-acre corporate and industrial development that will offer 20 build-to-suit facilities totaling 2.1 million square feet. Thus far, Lusardi has completed 19 of the 20 buildings.
The 100 acre mass grading operation was completed in two phases. The East Phase consisted of approximately 40 acres and was completed first while the West Phase consisted of approximately 60 additional acres. Major street improvements were required and included wet and dry utilities, sidewalks, paving, landscaping and striping. The roads were developed to handle heavy traffic through the United States-Mexico border located in close proximity to the business park.
We have performed tenant improvement work in several of the buildings for clients such as: UPS, Sanyo, Pioneer, Bose, Mattel, NASSCO, Kojima, and Circle Foods.
The San Leandro Business Center project includes over 550,000 SF of Class A industrial space over three buildings. Plans include flexible industrial spaces for advanced manufacturing, food production, research and development, warehouse and distribution. The project site is located along the I-880 corridor in the East Bay of San Francisco.
The site was originally occupied by Kraft Heinz Company where the plant roasted and packaged coffee for various brands as well as packaged Jell-O and powdered drinks. To make way for the new industrial park, Lusardi demolished the entire plant facilities and operations.
The Mural Company based out of San Francisco was commissioned to create four large murals on the buildings. The murals are visible to drivers passing along the BART trackers where a proposed pedestrian and bike path is planned.
MidPoint 237 is located in San Jose, California and consists of 3, Class A advanced manufacturing tilt-up buildings totaling 600,000 square feet. The industrial development is situated at the top of Silicon Valley’s Golden Triangle, a desirable central location. The buildings have prominent entry features including metal trellises, exterior wall panels, storefront, and integral colored concrete piers. The buildings also include interiors to suit, 28-foot clear heights, ESFR sprinkler systems, and are designed to achieve LEED Silver Certification.
Rancho Mission Viejo and TheoPacific Corporation have partnered to develop one of Orange County’s first multi-tenant commercial- industrial business parks in over a decade. Strategically located in South Orange County, Los Patrones Business Park will provide three brand new multi-tenant buildings, totaling 99,200SF on 9.36 acres. Los Patrones Business Park will serve the surrounding communities of Rancho Mission Viejo, Coto de Caza, Ladera Ranch, Rancho Santa Margarita, San Clemente, San Juan Capistrano and Mission Viejo and is scheduled for completion in the second quarter of 2020. The business park is the first phase of Rancho Mission Viejo’s newest master-planned commercial development.
When completed, the 50-acre site, located at Los Patrones Parkway and Chiquita Canyon Drive, will include a variety of industrial,commercial, office, retail, residential, medical and recreational facilities to support South Orange County’s growing residential and business communities. Individual suites range from 1,791 to over 33,000 square feet and include a competitive tenant improvement package to optimize workspace and warehousing needs.
