5950 Jefferson

5950 Jefferson is a 4-story core and shell building located in the heart of the Jefferson Corridor near Culver City. The project includes 75,000 SF of office space and over 5,500 SF of ground floor retail with 1 level of subterranean parking.

“The architectural language of stacked shifting boxes provides opportunities for outdoor extensions of office space in the form of en suite outdoor terraces. These flexible terraces provide space for breakout meetings, social events, and larger gatherings. The orientation of the terraces take advantage of the various views from the site: the Pacific Ocean to the west, the Hollywood Hills to the north and the Baldwin Hills Scenic Overlook to the south. Natural building materials, including the reinforced concrete structure and subtle variations in exterior cement panels complement the floor-to-ceiling glass and native landscaping.” (www.5950Jefferson.com)

The project is primarily poured in place concrete, yet incorporates structural steel staircases.The exterior staircase features a screening material that provides an elegant design aesthetic. The main entry core stairs is elaborately clad in wood to be a main feature in the building.

The site was located on the corner of a very busy intersection. Utilizing street permits allowed for construction equipment and street parking while the lay down yard was about a 1/4 mile from the site. Material supplies had to be shuttled back and forth between the lot and the project site. 

Adjacent to the building is an automobile valet operated state-of-the-art mechanical car stacker system. Multiple electric vehicle charging stations installed with electric scooter parking provided.

The Jefferson Corridor is the newest technology and media hub for companies such as Amazon, HBO, and Apple and 5950 Jefferson is an excellent creative office addition to the neighborhood.

San Leandro Tech Campus

The San Leandro Tech Campus is a 500,000 square foot project that is being completed in three phases. Phase I of the project is complete and consists of a 132,715 square foot office building and parking structure, as well as a 120,000 square foot tenant improvement for OSIsoft, LLC, and a 6 level 270,816 square foot parking garage.  

This certified LEED Gold technology-focused campus is located adjacent to the Downtown San Leandro BART station and AC Transit BRT for easy commuting.  Featuring energy-efficient, cost-saving operational technologies that includes smart windows, utility services and HVAC systems, remote monitoring and control, improved security systems, and responsive lighting. SLTC connects directly to Lit San Leandro’s fiber optic network, and is said to offer the fastest broadband speeds in the nation to date.

The grounds of the campus is designed with an urban style that offers pathways for pedestrians and outdoor collaborative areas for socializing and work. The campus is also home to the Truth is Beauty, a 55-foot vertical, 13,000 pound sculpture by Marco Cochrane.  Truth is Beauty is the second in a series of three monumental sculptures, The Bliss Project of a woman and Deja Solis.  This steel sculpture of a nude woman symbolizes a woman who is powerful, safe, and free.  The sculpture had it’s debut at the Burning Man in 2013 and is permanently placed as the centerpiece of the San Leandro Tech Center.

The 120,000 square foot tenant improvement for OSIsoft, LLC began construction almost immediately after Phase 1 was completed. The company leasing the office wanted the flexibility of open space while still incorporating the structure of enclosed rooms. What was constructed is a healthy balance of the two with an abundance of open space with just the right amount of enclosed offices, conference rooms, and collaboration areas.  Focused on their company culture and employee retention, the first floor of the OSIsoft tenant improvement incorporates a 4,700 square foot dining and cafe area, three training and exercise rooms ranging from 650 square feet to 750 square feet, employee shower and locker rooms, and a break room.

Elevon Campus

Construction of a 210,000 square foot office development that includes 15 buildings offering creative office suites with 2 integrated retail buildings to support the working environment. The buildings and units within the campus range from 2,000 – 28,000 square feet.

The Elevon campus incorporates features that are intended to promote a well-balanced work-life experience. A key component of helping fulfill this balance is to engage regularly with the outdoors. The buildings include numerous operable windows and double glazed roll-up doors to maximize indoor/outdoor relationships. The courtyards are overflowing with amenities including fireplaces, water features, wood chaise lounge day beds, wood slat enclosures, concrete seat walls, bocce ball courts, walking trails, and outdoor offices.

Prominent features on the project include large common green areas to exercise, play, work, and relax. Warm materials were used for finishes that are reminiscent of residential design to make the space more neighborly. The layout includes flexible interior floor plans, flowing indoor/outdoor spaces, and retail spaces that are fully integrated as a part of the campus.

Architectural finishes unique to the project are the roll-up patio doors that provide a connection from work spaces to the outdoors, varying roof lines among the buildings, individuality in each building brought together by a simple palette of materials, refined industrial sensibility, standing seam metal roofs which fold down as walls, tilt-up concrete walls, large openings of glass, exposed steel structures (columns, roofs, floors), metal panel elements, and rooftop decks overlooking the central green spaces.

Del Rey Crossing

The Del Rey Campus project consists of (3) concrete tilt-up two story buildings offering prospective tenants 150,000+ SF of flexible and open floor space that can be customized to meet tenant needs and is marketed as creative office space. The project is setup as a campus with the buildings and the 589 stall 5 level parking garage all on the perimeter creating a campus atmosphere and layout. The buildings feature high exposed clerestory ceilings as well as balconies and patios. Wooden trellis features traverse the campus, used as patio guardrails and semi-private screens that descend into the landscape, uniting each building to the central courtyard. A fitness center is provided on the first level of the parking structure, as well as surf board storage for those who choose to catch a wave before work. The campus courtyard also features a large fireplace, yoga deck and barbecue area.

Central Station

The four-story Class ‘A’ structural steel office building includes over 31,000 SF of floor plates, floor to ceiling glass and is certified LEED Gold. The new building is in walking distance to the Sunnyvale Caltrain Station and located in a hub of technology driven companies.

The building skin is primarily a glazed curtain wall system, with ACM panels at the stairwells, a 4th floor balcony, and a perimeter rooftop eyebrow finished with longboard material on the underside wrapped with ACM panels. The building sits on top of new below grade parking garage built with 1’6” thick mat slab, shotcrete perimeter walls, interior concrete columns and covered by a concrete podium deck. 100 parking spaces are available in the covered parking garage and 253 stalls on grade. Over 12,000 SF of solar carport canopies enhance the property and provide added energy into the building.

A 2,500 SF amenity area includes (4) gas fire pits, a kitchen counter with sink, BBQ Grille, refrigerator, ping pong tables, and an overhead steel trellis and canopy. Landscape includes CMU planters finished with tile and stone caps, palm trees, security cameras, WAP devices, and audio speakers for entertainment. The project is in the process of a Wellness Certification Silver Level.

1075 Terra Bella

1075 Terra Bella is the epitome of new office design and is a genesis of nature inspired themes woven together to stimulate a workspace that allows users to customize an employee centered ecosystem that encourages team collaboration, innovation and creativity.

The nature-inspired design and architecture by ARC TEC, blended elements from the natural world seamlessly. Features include a 25×25 living wall, floating glass staircase with natural light filtering the space from above, and a garden path that originates on the exterior facade leading in the front lobby and continuing throughout the workspace.

The 20,000 SF 2-story office building features structural spider glazing on the main entry, decorative concrete and landscaping including redwood and wire mesh fencing. The cold dark shell is the first project for Calvano Development.
