The Village San Leandro

The Village is a 77,000 square foot shopping center built to be the focal point in downtown San Leandro, California.  One of the two shell buildings was designed for the anchor tenant, CVS Pharmacy, while the other building has three tenant areas with retail and restaurant space. The exterior finishes chosen have Mediterranean characteristics and include smooth stucco finishes, stone veneer, decorative wrought iron, clay tile roofing, colored awnings and eave accent trims. The outdoor dining and seating area invites you in with granite and concrete seating, lush landscaping, and decorative paving.  Tying the buildings together is the misting fountain with sculpted stone and granite.

Palomar Place Retail Center

This project included the renovation of two existing facilities into a new retail center located in Carlsbad, California. The two new buildings total 15,000 square feet and are occupied by GNC, Supercuts, Burger Lounge, Nothing Bundt Cakes, Veggie Grill, Wells Fargo, and Starbucks. The exterior of the buildings are finished with metal trellises, travertine stone, wood plank siding and lath and plaster. The renovation also included adding several outdoor patios for patrons and employees. Both buildings feature a 40 foot glass light tower with a translucent film application.

Pacific Highlands Ranch

Construction of an 160,000 square foot mixed use development in an affluent San Diego community. The project includes a total of 9 buildings clustered throughout the site with an exterior courtyard. The composition of the buildings varies depending on their intended use. Four of the buildings are single-story wood framed, three are concrete masonry units (CMU), and the remaining two are two-story steel framed.

The Village is a unique project because the intent was not only to construct something tangible, but to also build a sense of community within the Pacific Highlands Ranch area. The project was designed around the specific needs of the San Diego market. Being that San Diego is a desired destination known across the country for vacationing; the design team incorporated luxuries and amenities into the project that represent the San Diego lifestyle. As the community continues to prosper, the idea of leisure has become a way of life. Creating a space that has a sense of community was a priority for this development. The construction of the Village Square near the future residential units provides a place where residents can gather and enjoy outdoor dining, socialize, lounge with their pets, and spend time with their families.

This project is designed with Santa Barbara style influences and features white plaster buildings, terra cotta roof tiles with bronze spires, dark bronze iron grilles, and glazed Mexican tile accents. Although all buildings shared common finishes, each structure has unique architectural features such as a clock tower, a scalloped arch-way at a major building storefront, two-story rounded archways, segmental arches, and a metal canopy to enhance the “village” concept.

Flower Hill Promenade

Located on prime real estate near Del Mar’s famous race track, most residents have either driven by the outdoor mall or stopped in to visit one of its many boutique retailers. The improvements to Flower Hill Promenade include a four-story, 397-space, poured- in-place, concrete parking structure along with a two- story steel structure with plaster and masonry skin. Because of the constricted site, room for construction was provided by a rear retaining wall that is 45’ at its highest point. During construction of the wall, 30,000 cubic yards of dirt were exported through an existing open shopping center.

Del Mar Highlands

Del Mar Highlands Town Center is a premier open-air shopping center located in the heart of Carmel Valley. The expansion included over 80,000 SF of new retail space consisting of two structural steel buildings with light gauge framing. The type IIB structure incorporates an EIFS skin finished with tile, wood and sheetmetal. The main tenant is JIMBO’s, a local San Diego based organic grocery chain. The elevated Sky Deck on the 2nd floor inspires connectivity through open concept dining and drinking. The project includes a water feature with a 16-foot “Drifter” whale installation.
